This initiative introduces two main financial tools: the Launchpad Fund and the Accelerator Fund. The Launchpad Fund allocates up to $15,000 in grants to assist with pre-development costs, specifically targeting developers who may lack extensive experience in the field. Over the next three years, the fund aims to support between 10 and 15 participants working on projects, which could include single-family homes and quadplexes.

On the other hand, the Accelerator Fund is geared towards more experienced developers, defined as those who have successfully completed at least three projects in the past three years. This fund offers zero-interest loans of up to $50,000, focusing on attracting four to eight developers committed to increasing Milwaukee’s housing stock and investing in underserved neighborhoods.

Participants in the program will benefit from mentorship opportunities and access to a professional network through The Corridor, which will facilitate connections and guidance throughout the development process. The overall aim is to dismantle structural barriers that have historically hindered talent within local communities from flourishing in real estate development.

There are currently over 3,200 vacant lots in Milwaukee, underscoring the critical need for affordable housing solutions. This multi-year initiative was conceived following insights gathered from the Emerging Developer Roundtable, which identified early-stage capital access as a significant hurdle for aspiring developers.

Emphasizing the positive implications of the funding, the initiative’s organizers believe that the loan fund will greatly alleviate challenges faced by emerging developers, creating a pathway for increased participation in the local housing market.

Looking forward, the program’s success could lead to additional funding sources and an extension beyond its initial three-year timeline. In addition to this initiative, another affordable housing project is currently underway in Milwaukee, which aims to develop 120 homes in underserved areas with a budget of $6 million. This project will strive to provide pathways to homeownership over a period of 15 years, incorporating financial counseling and educational workshops to support residents on their journey towards homeownership.
