The Greater Beloit Economic Development Council (GBEDC) disclosed that TDC Beloit has entered a preliminary agreement with Central Land Company III for the purchase and development of 42.5 acres within the business district. TDC Beloit has acquired 39.4 acres of this land for $389,000. The project is projected to create between 50 and 150 new jobs over the next decade, although the identity of the company that will occupy the warehouse has not yet been revealed.

Drew Pennington, the president and CEO of the GBEDC, noted that this project reflects the economic growth potential in the Greater Beloit area. Notably, the city of Beloit will not be providing any financial incentives for this development. As part of the development agreement, TDC Beloit is also responsible for relocating a water main at their own expense.

This project marks the second land sale in the Gateway Business District in 2023, following the April sale of 13 acres to Blackhawk Transport for expansion purposes. Established in 2001, the Gateway Business District aims to attract businesses with “shovel ready” sites located near Interstate 39/90. To date, nearly 600 acres in the district have been developed, resulting in over 3.5 million square feet of space and creating more than 3,000 jobs.

The Gateway Business District currently has 15 sites covering 176.4 acres available for sale, positioned east of the interstate near the Illinois-Wisconsin border. Major employers in Beloit include Amazon, Kerry Inc., Staples, NorthStar Medical Radioisotopes, Ecolab, and Kettle Foods, contributing to the area’s economic landscape.
