In a significant move, Goodwill sold its former Greendale property, at 5400 S. 60th St., to Tadisch Properties IV LLC for $5.5 million. The buyer, Selzer-Ornst Construction Co., plans to relocate its headquarters to the Greendale building, which offers approximately 30,000 square feet of space. This is a considerable increase from their current headquarters in Wauwatosa, which has 20,000 square feet.

In addition to the sale of the Milwaukee training center, Goodwill has secured a long-term lease for a new retail location at High Point Centre on Madison’s west side. The new retail space will encompass 19,215 square feet in Suite 13. The organization signed a 10-year lease starting on October 1, 2024, with an initial rent of $11.25 per square foot per year.

This new lease arrangement has garnered recognition, as a panel of real estate professionals awarded Goodwill the CoStar Impact Award for its lease in the Milwaukee/Madison market. The lease not only helps address retail vacancies in the region but also reinforces Goodwill’s commitment to community service and sustainability efforts.

The High Point Centre is situated in a rapidly growing retail trade area along Mineral Point Road, signifying a strategic expansion for Goodwill in response to demand in the area. This expansion aligns with a broader operational strategy revision, whereby Goodwill is embracing a hybrid working model in light of business changes precipitated by the pandemic.

Currently, Goodwill operates 90 locations across 23 counties in southeast Wisconsin and northeast Illinois. Its operational portfolio consists of 70 store and donation centers, along with various activities in e-commerce and staffing, reflecting the organization’s adaptability to changing market conditions.

As part of the operational shift, Goodwill’s leadership team is set to be distributed across its territories. This decision follows the strategic realignment post-pandemic, emphasizing the importance of remote and flexible work structures.

Historically, the Greendale building was previously home to Reiman Publications, which was acquired by Reader’s Digest Association Inc. in 2002. Goodwill purchased the Greendale complex in 2014 for $6 million and began its operations there in 2005, emphasizing the organization’s longstanding presence in the region.
